"Be Ready When It’s Time to Sell" Article from the SouthtownStar Newspaper Written By Elizabeth Bennett Question: So what does a person do to their home if they find they have to sell their house due to financial hardship? Answer: There is abundant advice on how to make your home sell. If you are selling because you can’t afford to stay, it is an emotional time and it will be critical to get honest advice. I tell clients that once your home is cleaned and de-cluttered (which costs you nothing but your time) your real challenge is getting a qualified buyer. Buyers are scarce right now and what will they be looking for in a new home? According to Vern Ohlson, a state-licensed broker who has helped sell homes in the South Suburbs for 36 years, says buyers will be looking at the basics and big ticket items such as: the age of the roof, furnace, basement/foundation and then on to kitchens, baths, flooring and room sizes. Other things important to buyers are the neighborhood, quality of schools and proximity to major expressways. I asked Vern about home-staging which is setting up the home to market. He said it could help if the basics are met; however cleanliness and spaciousness are more important than replacing all the furniture. If you are really struggling to get your house sold, start with advice from someone who actually sells homes (not staging services or interior designers). A state-licensed broker who comes with trusted referrals can provide you with a good market analysis. The suggested selling price will help you determine if you can afford the additional expense of staging. Vern does not work with a stager and gave me a good example. If two homes were on the same street, identical in layout and quality and one was empty and the other staged, the staged home would show better. However, if the price of the staged home was a higher price then price would be the determining factor. Potential home sellers are watching television shows and seeing the dramatic changes being made by remodeling and staging, but most of the shows are taped in California where home values are not declining as strongly as Chicago. The hip, creative and energetic television staff that is sewing the curtains, shopping at Goodwill for $10 chandeliers and hand-making furniture out of MDF (medium density fiberboard) is working for free for the seller. It is not reality, but I believe that you can get some good ideas. You could also hire a stager to make your house look like a model home. Home stagers are self-credentialed or attend a 2- 5 day workshop by a self-credentialed instructor. Ask for past client referrals as there is no government oversight to the home-staging educational system. If your place is completely empty, renting furniture is an option and can possibly be used as a business expense. I attended an event at Brook Furniture Rental last week and saw how easy it is to use their furniture collections. They have a website that shows completed rooms in neutral tones which would show a buyer how spacious a home could be. Brooks charges a minimum of $1500 per month for a one month contract and better rates for longer terms. They offer a free consultation so you know how much furniture you would need, where it would be placed and pricing. If you want to buy some of their furniture they have clearance centers in Elk Grove Village and are having a dock sale on February 21 and 22. It can be frustrating to a homeowner when they have to sell and think their house is worth more than what a realtor suggests but ultimately a home is only worth what someone else will pay.

Artice from the Southtown Newspaper Written by Elizabeth Bennett: The Case of the Useless Fireplace Question: We have lived in our home for 19 years and have an unused fireplace in our master bedroom. Bedroom is 16’ x 18’ and the fifth, angled fireplace wall is almost 10'. The face bricks are a dusty rose/pink/salmon color and there's an "ugly" dark wood rustic/pine mantel. I would like to remove the fireplace to accommodate my dresser which is now blocking a window. Can we have the entire gas fireplace with face brick and stone hearth be removed without damage? Is it worth it? It's in good condition. There is a chimney stack on the roof and we just had a new roof put on. Would this be advisable for sale down the road? We already have another fireplace in the family room we don’t use. Does anyone still like a fireplace in the bedroom or is that so “1980's” (when our house was built)? Answer: I wouldn’t try to remove the fireplace. If you lived with it for almost twenty years and want to sell your home within a few years, keep it- but improve it. It could actually be a selling point to a potential buyer. I will give you some ideas to modify it so it doesn’t feel intrusive. 1. Remove the ugly mantel and have the brick covered with wall-board. Frame the opening with 6” white decorative molding. 2. Upgrade the entire fireplace with a white-painted “traditional style” mantel with a granite surround. Hazelmeremantel.com has some great photos of classic, white, two-column style mantels--just don’t waste your money on those dated, brass and glass fireplace doors shown in the photos! Paint the remaining brick with brick paint (it gives it the texture of real brick) in a neutral color a shade or two lighter than your wall color. 3. Consider a fireplace insert with candles. These go for about $25. Place a decorative iron screen in front of the opening to soften the harshness of the inside brickwork, the capped gas pipe and to diffuse the candlelight. Another problem you mentioned is the awkward placement of your dressers because of the low windows and fireplace. 1. Remove the dressers. Start with streamlining your master bedroom closet to include drawer and bin storage for the items currently in the dressers. Store your out-of-season clothing and formalwear in other closets in the house and keep only the items you really need. Your money will be well spent on quality closet organization hardware and will appeal to a potential buyer. Treat yourself and get someone to install it for you. This investment will have greater returns than removing a working fireplace. 2. Create a reading/seating area. Replace the dressers with two, comfy upholstered chairs (36”w x 36”d with a swivel option), a small round table (24”diameter) for coffee cups and wineglasses and a shaded floor lamp (NOT a torch lamp). You might consider a small square ottoman that you both share. You are setting up a “lifestyle” vignette that you both can enjoy now and will help sell your home in a few years. - Please contact us at
